Buying a home is one of the most expensive decisions you will make in your lifetime so it’s imperative that you are well informed before you jump in with both feet. Here is information to help the first-time home buyer.
MISTAKES FIRST TIME BUYER MAKE:
1. They don’t ask enough question of their lender and end up missing out on the best deal. – There are many different loan programs available for buyers as well as Down payment assistance programs. Be sure you ask your lender for information on all programs you may qualify for so you can make an informed decision about how to proceed with financing.

2. They don’t act quickly enough to make a decision and someone else buys the house they love. – We are currently in a competitive sellers market and homes are moving FAST. Several years ago I would have suggested to my buyer to go home and “sleep on it” well not anymore. If you don’t act fast, the house you viewed yesterday will be gone in the morning.

In this market you want your first offer to be as strong as possible, because you very rarely get a second opportunity to make a better impression with your offer. So don’t low ball, have a pre-approval, offer a larger than normal Good-Faith deposit, you may even want to consider writing a letter to the seller explaining why their home would be perfect for your family.

5. They don’t think about resale before they buy. Did you know the average first-time buyer only stays in a home for four years? – So don’t buy a home in an area that could make it harder for you to sell. If at all possible stay away from homes that are close to railroad tracks, apartments, homes in an area where there are a lot of rentals, or commercial businesses. Don’t shy away from a home because you don’t like fireplaces or a garage. Think about the features that attract the majority of buyers and you will have no problem selling your home when you are ready.
